Great boutique hotel! Very caring staff like Zoltan, who provides you with the best tips for your city trip. Some rooms are located in the "house" across the street, and I can partly understand the bad reviews then. But our room was big enough, quiet and cozy! Breakfast was delicious with authentic scottish options and the bus and tram connection is good and regular. City and sights are in walkable distance!

We stayed at The Roseate House for our honeymoon and had a spectacular time. From the moment we arrived, Zoltan went above and beyond to make our stay feel effortless and special. His attention to detail was incredible, and both his kindness and understanding of my partners sickness was truly appreciated and made our stay! Our room was an Executive Suite situated in the beautiful main building (same as reception). We highly recommend the afternoon tea; it was excellent, and Max’s service was absolutely impeccable. ​The hotel itself is beautiful, and the location is perfect. There is a picturesque walking path nearby that leads right to Dean Village, yet it’s still a very comfortable and easy drive to the airport. A truly wonderful experience for such a special occasion.

Ok, not really in the city centre but if you look for a quiet place to stay, the location is a plus as well. The service is incredible! You really feel at home here and pampered. Rooms are very clean and very comfortable. This is a place I want to come back! What a difference with the sterile and unpersinak sphere of big hotel chains Come here if you want a 'home' in Edinburgh.

We stayed at The Roseate Edinburgh for a full week while I was in town for work, traveling with my wife — and it ended up being one of the true highlights of our entire trip to Scotland. What makes this hotel special isn’t just the beautiful townhouse setting or the elegant rooms — it’s the people. Alexander in particular deserves special recognition. From the moment we arrived, he went above and beyond to make us feel genuinely welcomed and cared for. Whether it was helping us navigate the city, making thoughtful recommendations, or just checking in to make sure everything was perfect, his warmth, professionalism, and attention to detail made a huge difference in our stay. It never felt scripted or transactional — it felt personal. Every member of the staff reflected that same spirit: attentive without being intrusive, friendly without being forced, and always ready to help. After long workdays, coming back to the Roseate felt like coming home. If you’re looking for a hotel in Edinburgh that combines refined comfort with truly outstanding service, this is it. We’ll absolutely be back

A ways from the Royal Mile, but this hotel cannot be beat for service and amenities. The front staff was friendly and accommodating. No request was too small or too large. My wife and I felt welcome and appreciated from the get go. Our hosts had a wealth of information on local opportunities and options. The room was spacious and incredibly comfortable. Highly recommend this top notch hotel. It was the best of our 12 day stay in Scotland.
