The Granary at Coes Vineyard in East Sussex β€” Converted Granary

East Sussex

Harvest Season, Elevated

Where English vines, open skies and slow luxury converge on fifty golden acres.

Tucked into the rolling hills of East Sussex, The Granary at Coes Vineyard is a rare and deeply romantic retreat that transforms the working landscape of an English farm into something altogether extraordinary. This beautifully converted mill-style granary sits at the heart of 50 sprawling acres, where a flourishing new vineyard and a centuries-old orchard frame your days with a quiet, pastoral magic that feels both rooted and refined.

The property makes no concessions when it comes to leisure. A gleaming saltwater pool invites long, languorous afternoons, while a bubbling hot tub offers the perfect vantage point from which to watch the Sussex countryside soften into dusk. A tennis court completes the picture for those who prefer their relaxation with a little sporting edge β€” though with this much beauty surrounding you, inertia may well win the day.

For wine lovers and seekers of the serious farm stay, The Granary at Coes Vineyard delivers something genuinely difficult to replicate: the sense that you are not merely visiting the countryside, but briefly inhabiting it. Walk the vine rows at golden hour, pick from the orchard on a crisp morning, and return each evening to interiors that marry rustic character with considered luxury. This is Sussex at its most quietly magnificent.

What They Say

β€œThere aren't enough superlatives to describe The Granary. It's not just utterly beautiful, it's fully equipped with everything you need for your stay. Great walks around the grounds, loved the table tennis table and the pool/hot tub were a great way to chill. The sky was so clear, every night, we sat out star gazing, trully wonderful. Thanks to Jess for all the help and recommendations etc. And to Ben, for letting us back in when I locked us out 🫣 HIGHLY recommend.”

β€œVery idealistic peaceful setting. We stayed in the cottage and had an enjoyable few nights. Very near to Crowborough for some good restaurants and many attractions to visit in the surrounding area. Great area for walking too.”

β€œPerfectly perfect! The photos looked amazing but when we arrived was even more beautiful. The grounds are heavenly, especially the Italian garden where a morning coffee is idyllic. Lots of amazing country walks which our dog loved in the area…. We will be back! Thank you again Coes Farm!”

β€œLast year I visited Coes farm for a midweek break and stayed in the Pigeon Hole Shepard Hut. Wow, I cannot stress how peaceful this place is. Each morning I would sit outside on the seat with a coffee just listen to wildlife and relaxing. Amenities on site (shower/ toilets) were cleaned multiple times each day and we even had a cheeky stint attempting to play tennis on their tennis court which was fun. I cannot recommend this place enough if you want to escape the stresses of work. We will be going back at some point and it cannot come soon enough Thank you Coes! Emma & Jay”

β€œI went down with my wife, daughter and her partner a few months ago. We stayed in the two shepherd's huts which we thought were fabulous. Every amenity was provided, and the setting for each hut was ideal. We had a bbq watching the deer one evening in the distance, and even cooked breakfast outside. I can honestly say what a fantastic place it was to spend a few days away, we'll definitely back in the future, highly recommend. Thank you Martin, Louise and the kids for a lovely break and making us feel so welcome.”
